Terms and Conditions - Overmill Cottage
- Privacy: the owners of Overmill Cottage have a strict policy for handling customer information. We are discreet and the information you provide to us will be treated as confidential and your privacy is respected. We will not disclose or distribute customer information to third parties without your prior written consent.
- Prices: prices for Overmill Cottage include electricity, heating, bed linen & towels and free use of the private car park. Prices for Overmill Cottage are shown per week in UK pounds. Shorter letting periods are possible by negotiation with the owners.
- Bookings: Telephone or email bookings remain firm for five working days pending receipt of booking form and deposit/payment.
- Deposit: payment of a £50 non-refundable deposit will secure the booking. We reserve the right to re-let the cottage if the deposit is not received within 7 days of your phone/email booking.
- Full payment: full payment is due 6 weeks before arrival and required for bookings made less than 6 weeks before arrival date. Christmas & New Year bookings must be fully paid by 1st October. We reserve the right to re-let the cottage if full payment is not received by the appropriate date. Cheques should be made payable to Mr N Russell.
- Non-payment: if the balance is not paid by the due date it will be regarded as a cancellation.
- Cancellation. By You: If you have to cancel, please inform us immediately and we will endeavour to re-let the cottage and return your payment. If this is not possible, all monies that have been paid will be forfeited. CANCELLATION PROTECTION INSURANCE IS STRONGLY RECOMMENDED. By Us: following your booking, in the unlikely event of Overmill Cottage becoming unavailable due to circumstances beyond our control a complete refund will be paid, including the deposit.
- Changeover: changeover day is usually Friday, variable by negotiation.
- Arrival and Departure: the cottage is available from 5.30 pm on Fridays and guests are asked to vacate by 10.30 am on the day of departure. Please let us know your anticipated arrival time on the booking form.
- Safety and Liability: we take all reasonable care to deal with hazards but unfamiliarity with a property needs extra care:
- the lane to Overmill Cottage is narrow with tight corners;
- the car park is private and vehicles may be parked at the owner’s risk;
- the front door to Overmill Cottage is accessed down 3 steps, which might provide a challenge for those with mobility difficulties;
- there are approved secure locks to the doors and windows;
- we cannot accept liability for any personal injury sustained by visitors nor for the loss or damage to any property brought onto the premises.
- Guest Numbers: the number of guests staying at the cottage must not exceed that agreed by the owners at the time of booking.
- Cleanliness: the Owners endeavour to maintain high standards of comfort and cleanliness at all times. The Hirer therefore undertakes to keep all furniture, fittings and effects in the same good condition as they were found. Smoking is NOT allowed in the cottage.
- Damage: all breakages or damage must be notified immediately. The Owners reserve the right to charge for any non-trivial damage howsoever caused.
- Agreement: completion of a Booking Form and payment of a Deposit signifies acceptance of these terms and conditions.
- Accuracy of Information: the information provided on this website is updated from time to time and is maintained as being accurate on a ‘best efforts’ basis.
- Pets: we are sorry that we cannot accommodate pets at Overmill Cottage.
